Please join Boris Mikhailov and Adrian D’Enrico from Alpha Real Capital, who will be discussing where they see current opportunities in secure income. As part of the discussion they will build a case for investing in social real estate that could deliver both, tangible societal benefits whilst also generating high quality, long-term inflation-linked cashflows at spreads of 4% to 6% p.a. over index-linked gilts.

Boris Mikhailov
Boris Mikhailov – Client Solutions Director
Boris joined Alpha to help further develop the firm’s business with pension funds and their advisers in the UK and Ireland.
Boris has over 18 years’ experience of client solutions gained from working in consulting and investment management. Before joining Alpha Boris was an investment strategist at Aviva Investors where he was responsible for building outcome-oriented investment strategies for institutional clients, focusing on Cashflow Driven Investing (CDI) strategies. Prior to that, Boris was a principal consultant within Mercer’s financial strategy group where he specialised in providing strategic investment, financial and risk management advice to pension funds and corporate sponsors.
Adrian D'Enrico
Adrian D’Enrico – Head of Social Real Estate
Adrian joined Alpha Real Capital to support and expand its social real estate capabilities. He is responsible for Alpha’s social long income funds and institutional mandates investing in social opportunities.
Adrian has over 12 years’ experience in real estate fund management and has been focussed on long income strategies since 2013, investing across both traditional and alternative sectors. Most recently, he was fund manager of Henley’s £410m specialist supported-living long income fund SIPUT, having previously led AXA’s £350m long income fund UKLLPF, along with a number of other separate account mandates. Prior to working in fund management, Adrian held research and strategy roles at both AXA and Savills IM, having also worked in the FMCG and civil engineering sectors.
