The mallowstreet community continues to discuss and debate various opportunities and challenges associated with infrastructure and private equity investing. The aim of this event is to provide a space to continue these discussions around a table, to further explore and learn about the following topics:

• Publically Funded Infrastructure
• Bridging the gap in the Funding of Public / Private Infrastructure Projects
• Public / Private Property Investments

The morning will be a set of highly informative workshops, researched and developed exclusively for trustees and advisors to the pensions industry, in a rotating system, in which the audience changes room for each presentation to ensure that attendees gain the most value by remaining in small groups for each session.

AgFe: Bridging the gap in the funding of public/private infrastructure
The UK needs to make very significant investment in upgrading critical elements of the national infrastructure in the coming years. The challenge has been to establish a sustainable model for private sector involvement. Fortunately a number of solutions are emerging which will address this and other obstacles to greater participation by institutional investors.

Actis: Private Infrastructure in Emerging Markets
Over the next 25 years, 80% of global electricity demand growth is expected to be driven by emerging markets. Real assets, generating predictable cashflows underpinned by this extra-ordinary demand for electricity, come together to form this compelling long-term investment opportunity. The relationship between electricity prices and inflation is particularly strong and explains why many US and European pension funds are looking at electricity infrastructure assets - where electricity demand is growing faster than GDP

LaSalle: Index-Linked Real Estate / European Real Estate Debt

With index-linked bonds at historic low yields, real estate can provide a solution to pension funds seeking long-dated income to match liabilities. Quality, well-positioned assets let to tenants with strong covenants on long-term index-linked leases are attractive relative to bonds in terms of pricing, control and underlying residual asset value.

European property lenders are currently hampered by existing balance sheet restraints, Basel III regulations, and exposure limits to real estate. The result is reduced availability, lower LTVs and a subsequent funding shortage for property owners, investors and developers. With senior debt provision constrained, the requirement to fill the capital gap between senior debt and equity or providing whole loan solutions has created an opportunity for non-traditional senior debt and mezzanine finance providers.
